The Duties and Building Control regime introduced by the Building Safety Act 2022 and statutory instruments enacted under them, impose an attitude of personal responsibility for those individuals or organisations proposing to undertake Principal Designer (PD) services, and yet more so for those providing Principal Designer Services in respect of higher-risk buildings.

At Airey Miller, we offer specialised PD services that ensure both compliance and safety throughout the lifecycle of your construction projects. Our PD service is divided into two key areas: Adherence to Building Regulations (PD BR), and compliance with CDM Regulations (PD CDM). Each component is essential to deliver a project that meets high safety standards and regulatory compliance.

Building Regulations Compliance (PD BR)

In accordance with the duties introduced by the Building Safety Act 2022, our team meticulously manages the design work to ensure it meets all relevant building regulation requirements. We oversee the design-phase planning, management, and monitoring, co-ordinating various design elements to ensure the final built project adheres to all regulatory requirements; we integrate the necessary considerations into the design to ensure the building work is compliant with all relevant standards and regulations.

CDM Regulations Compliance (PD CDM)

In alignment with the Construction (Design & Management) Regulations 2015, our PD service focuses on pre-construction phase planning, managing, and monitoring.  We co-ordinate health and safety (H&S) matters to ensure all design and construction activities are conducted without compromising the H&S of those involved. Our approach is designed to manage and mitigate risks to ensure a safe and effective construction process.

In addition, Airey Miller can provide CDM H&S inspections and written reports, relaying any potential weaknesses in meeting CDM Regulations to the principal contractor during on-site works progress.

By dividing our services into these distinct, yet complementary areas, Airey Miller provide comprehensive management of both regulatory and safety aspects, delivering projects that are not only innovative but also compliant and safe.

PAS 8671

Airey Miller is compliant with the latest competency levels set within PAS 8671 (Built Environment - Framework for Competence of Individual Principal Designers). Our chartered architects have submitted application for registration on the RIBA PD register, acknowledging the theoretical understanding and practical experience required to meet the CDM and the Building Regulations duties (in England) competency requirements to become a PD.

Airey Miller has also applied to the Association of Project Safety (APS) PD Competency Register and Chartered Institute of Architectural Technologists (CIAT) to further enhance our competence statement.

Airey Miller has obtained professional accreditations and memberships with the contractor’s H&S Assessment Scheme (CHAS), the Institution of Occupational Safety and Health (IOSH), the Association of Project Safety (APS), the International Institute of Risk and Safety Management (IIRSM), the Royal Society for the Prevention of Accidents (RoSPA), and the National Examination Board in Occupational Safety and Health (NEBOSH).
